Description

We present a unique long-term investment opportunity: the acquisition of a limited liability company that owns a prime real estate portfolio in the frontline of Mahón's Port, offering breathtaking views of Cales Fonts, Lazareto, and the harbor entrance.

This exclusive real estate package includes a 48 m² commercial space, three storage/garage units of 22 m², 35 m2 and 41 m², and two ground-floor apartments of 35 m² and 40 m². The first floor consists of five residential units ranging from 49 m² to 67 m², with the same configuration on the second and third floors. The penthouse level features a 160 m² apartment with an expansive 102 m² panoramic terrace offering unrivaled views. Additionally, the company owns six parking spaces in a nearby building.

While most of the apartments require renovation, the exceptional location, high demand for rental properties, and the acquisition through a limited liability company make this an intelligent and highly profitable investment strategy.

The property enjoys a privileged location in one of the most exclusive areas of the largest natural harbor in the Mediterranean. The strong rental market ensures a steady demand and excellent returns, while the optimized company structure provides tax advantages and efficient asset management.

This is a rare opportunity to acquire a high-value asset with outstanding potential for appreciation. For more information or to schedule a visit, please do not hesitate to contact us.

Es Castell

Founded in the shadow of the majestic fortification of the Castle of San Felipe, Es Castell is the easternmost town of Menorca and therefore, of the peninsula. Once called George Town by the English, it is a welcoming spot in which the façades of the majority of its buildings give off a very British air. One of the main charms of the town is its connection to the port of Maó, via the two natural harbours situated in Cala Corb and Cales Fonts. During the summer nights one can enjoy a peaceful stroll past bar terraces and the stalls of the craft markets, a gift for the senses.

Menorca

Those who visit Menorca have stated that it is one of the paradises of the western Mediterranean, an island that history has always been an object of desire because of its strategic position and which now has ended up becoming one of the most attractive tourist destinations. However, it is not only a dream spot for holidays, but also for living. Menorca allows you to experience for yourself the quality of life that you had always imagined, through the combination of small details that make up its landscape, people, tranquillity, light, traditions and fine food.

Geographically, Menorca is the easternmost and northernmost island of the Balearic Islands, declared a Biosphere Reserve in 1993 by UNESCO. It has a coastline  of 701 km² and 216 kilometres of, along which are distributed more than 70 beaches. Blessed with a typically Mediterranean climate with annual average temperatures of 16.5 degrees, it currently has a population of 96,000, concentrated into eight districts: Maó (administrative capital of the island), Ciutadella (the old capital), Alaior, Ferreries, Es Mercadal, Es Castell, Sant Lluís and Es Migjorn Gran. There are three other towns, Sant Climent, Llucmaçanes and Fornells, the first two in the district of Maó and the other in Es Mercadal. Maó, located in the east, and Ciutadella, in the west, are the two most inhabited towns on the island.

Socio-economically, unlike the other islands of the Balearic archipelago, Menorca has, over time, had the good fortune to be able maintain a perfect balance between the  traditional industries of footwear, costume jewellery and agriculture favouring the gentle development of the tourist sector and thus enabling the island to preserve its countryside and beaches. This environmental sensitivity still exists among all its inhabitants,  guaranteeing a unique setting, perfect for family, sports and cultural tourism.
