Although it is now three years since the Government passed by Law the Certificate of Energy Efficiency, or Energy Certificate, which makes it obligatory for any owner who wishes to rent or sell a property (home, office or shop) to have this certificate. The Balearic Government, however, has recently started an active surveillance and control campaign and will penalise all those people and/or organisations that advertise a property for rent or sale without showing and possessing the Energy Efficiency Label. This was announced in the local press a few days ago.
Therefore, we as estate agents, like any commercial organisation, are obliged to have this certificate available from the owners if they want to advertise the properties, whether in their shop windows, on their websites, diverse internet portals or any other advertising outlet. At Bonnin Sanso we have strengthened our informative campaign which is aimed particularly at our clients (property owners) so that they can send us this document as soon as possible, so that the properties can continue to be advertised. However, we can commercialise the property but are unable to advertise it unless it has the energy label.
The energy certificate must be produced and written up by a skilled, authorised and recognised technical expert, and validated by the Energy Council of the Balearic Government. It must also include all the information necessary to understand the energy specifications of a specific property. The aim is to classify or evaluate all the factors that make up the energy specifications of the building, house, flat or shop in question; from heating the water, heating the space, the use of electrical appliances, the electrical installation, the use of any type of energy sources, the ventilation, refrigeration and many more factors. The certificate also includes recommendations for optimising this property from the energy standpoint.
